Update #11 May 2018

With over 100 PDI”s complete, we are thrilled with the quality of homes which are averaging only 1 minor cosmetic deficiency per unit. According to ANHWP, this could be a record for Alberta. More importantly, Homeowners have been absolutely thrilled!

By now all Homeowners would have received the Important Completion and Possession Information Notice that was sent this month. Please ensure that you read the document and complete the time sensitive lawyer information as soon as possible.

While the Purchase AgreementImportant Completion and Possession Information Notice, and QLU Homeowner Completion Guide all explain the process and restrictions regarding specific dates, we still receive many inquiries from Homeowners Requesting specific dates. As a reminder:

Qualex is busy registering the Condominium Plan at the Alberta Land Titles Office in order to be able to transfer title to your unit to you. Before a Condominium Plan can be registered, the City of Calgary must review and approve the final Condominium Plan and inspect the entire Project property. This step is beyond the control of Qualex, involves many parties, and can take some time; therefore, specific dates cannot be provided until all documentation is filed. We currently estimate that Closings and Possessions will commence (process will begin at a rate of about 8 units per day) in late July, 2018.

Regardless of any informal discussions about the Completion Date and Possession Date between you and the Sales Team or Homeowner Care, the Completion Date Notice and subsequent Possession Date will officially and formally specify the date for completing your purchase and the date when you can obtain keys to your unit – as per the agreed upon terms in your Purchase Agreement.

PDI‘s have been underway for a week now and are going very well. Homeowners have been very impressed as the homes are looking fantastic!. Haven’t had your PDI yet? don’t worry, we will contact you directly once your home is ready for the PDI.

As a general reminder, be sure you check your email (and ensure our emails aren’t going to spam) as important and time sensitive communication will be sent via email and this update page regularly. Some things to expect in the coming months:

  1. Legal Representation Options: Preferred rates for Purchaser legal representation. As you know, at Closing, you will need an Alberta Legal representative (other than Denton’s LLP)
  2. Property Management Introduction
  3. Your Homeowner Portal login and password
  4. Official Closing Notices including Closing Date and Possession date and time
  5. Information on how to schedule your Move In.

Pre Delivery Inspections

Pre-Delivery Inspections will start April 2018 through August 2018. We will be contacting you once your home is ready to schedule your appointment. You will receive about two weeks notice for your PDI date and time.

The PDI is your opportunity to confirm that work on your new home is complete and satisfactory and to identify anything that may require further attention. The PDI takes place a few months or weeks in advance of your estimated Closing/Possession. An inspection and orientation of your new home will take about one hour.

The Purchaser(s) on contract (only), your Qualex Homeowner Care Representative, and Axiom Representative (builder) will review the home for defects and deficiencies.

Another very important purpose of the inspection is to orient you to your new home and all its features. This will include demonstrations of equipment and useful information on maintenance and upkeep. Failure to ensure proper maintenance can cause undesirable living conditions or possibly void the warranty.

We kindly remind you that any changes to the individuals on the purchase agreement (adding individuals for mortgage purposes, or removing individuals) must be done at least 45 days in advance of the estimated completion date. Late requests cannot be facilitated and may result in a delayed closing. By getting your mortgage approved now, you can avoid potential issues financing closer to possession. With just about a year to go, we are currently pouring level 35 and have drywall installed in about half the tower. The Armony Cucine cabinetry has started arriving from Italy and is being installed on the lower levels.

Driving by the site at the corner of 2nd St. and 12th Ave, you will notice that Park Point’s glazing is being installed on the lower levels, while the concrete pour continues on level 17 and upward. It wont be long now until we see some of the beautiful Italian Armony Cucine kitchens arrive.

Update # 2 – November 22, 2016

We are thrilled to announce that the last large concrete pour for Park Point has been completed over the weekend! Axiom Builders spent 13 hours on Saturday pouring approximately 1,300 cubic metres of concrete to complete Park Point’s 3rd floor podium slab.

Construction at Park Point is progressing with upwards of 75-100 workers on site daily, hitting every milestone in its advancement 34-storeys into the Calgary skyline. With the completion of this massive podium slab pour, Park Point construction will now advance by a floor a week until completion in 2018.
