Shortly after the Vendor receives an Occupancy Permit or permits from the City of Calgary and the Condominium Plan is registered at the Land Titles Office, a letter confirming the Completion Date will be sent to the Purchasers, per Clause 6 of the Agreement of Purchase and Sale (the “Notice”).
Site/Suite Access for Appraisers:
Appraisers should contact Jennifer at 403-992-7060 or email@example.com to schedule an appointment. As this is a construction site with limited access, we will require at least two business days notice for appraisal appointments. Please also ensure that Purchaser provides you (or your bank) with a copy of your floor plan, Agreement of Purchase and Sale and deposit receipts, as for privacy reasons, we are unable to do so.
Statement of Adjustments: Statement of Adjustments are provided by our lawyer to the buyer’s lawyer in the week or days before their closing date (once it is determined, and not earlier). The statement of adjustments includes property tax adjustments and balance owing.

Copies of Purchase Agreements: Please note that we can not provide copies or details of the Purchase and Sales Agreement for privacy reasons. For copies of the Purchase and Sale agreement including Purchase Price and upgrade costs (if applicable), please contact the Purchaser or Lender directly.
Upgrades: There are no upgrades, all features included
Maintenance Fees: Include (but not limited to) common property insurance, common property landscaping, residential unit natural gas, residential unit hot/cold water, residential unit forced air heating and cooling*. See unit details link for fees.
*A fan coil unit consists of a fan that blows room air over a coil that carry heated or chilled water. A very small amount of electricity is needed to run the fan, which is used from the residential unit’s electricity.
GST: The purchase agreement expressly states that the Purchase Price is exclusive of GST. The Purchase Agreement, Addendum A (31.7 Goods and Services Tax), also espressly states that GST is payable at closing. As such, we will not ammend the contract to include GST. Purchase Price (page 1 of purchase agreement) X %5 = GST owing.
GST Rebate: Owners may claim a GST rebate through CRA after conveyance and if applicable
