Qualex-Landmark™ has submitted applications for two future developments in Coquitlam’s Oakdale neighbourhood.

603 – 617 Tyndall Street & 803 – 807 North Road:

• One 44-storey residential tower & one 6-storey residential strata building
• Total of 446 homes planned, including:
24 homes offered at below-market rental
422 strata homes for purchase
• Range of one- to three-bedroom homes
• Iconic and gateway architecture and public art piece at the corner of Como Lake Avenue & North Road

580 – 600 Harrison Avenue & 581 – 601 Kemsley Avenue

• Three, 6-storey buildings and one, 4-storey stacked townhouse building over a shared parkade
• Total of 239 homes for purchase proposed
• Range of one- to three-bedroom homes
• Creation of a new road (Gardena Drive) through the western portion of the site
• Proposed neighbourhood cafe on the southwest corner of Gardena Drive & Kemsley Avenue

Key benefits to the community

• The two projects will deliver a total of 685 thoughtfully designed homes for all – ranging from one to three-bedrooms, in high-rise and mid-rise forms
• Provides opportunities for both home ownership and affordable rental
• Provision of 24 below-market rental – 40% more than required by the City
• In combination with our Regan project, 14% more market rental proposed than required by the City, and delivered 2-3 years sooner
• New community cafe at Gardena & Kemsley
• Iconic architecture and public art piece at a key gateway location at Como Lake & North Road
• Financial contributions to the City to expand and upgrade transportation infrastructure, childcare, parks, utilities and build community amenities (estimated +/-$16.5M for the Tyndall site and +/-$4M for the Kemsley site)
• Transit-oriented and close to existing community amenities, supporting more sustainable travel such as biking and public transit
